Ledelsespåtegning:Statement by the Board of Directors
Beskrivelse af usikkerhed ved indregning eller måling:Recognition and measurement uncertaintiesInvestments in associates and property investments are measured at fair value. The measurement includes accounting estimates and is therefore subject to uncertainty. Uncertainty in the global markets driven by geopolitical risksThe financial year 2021/22 has been one of increasing uncertainty due to geopolitical issues around the world and not least in Europe with the Russian war against Ukraine. This has led to supply chain issues within raw materials food products and energy. Coupled with very tight labour markets in both North America and Europe we have seen inflation rising to highs of 8-10% and as a result significantly increasing interest rates to combat inflation. The inflation and rising interest rates have impacted real estate capital markets materially leading to a significant drop in transaction volumes. In Asia especially China and Hong Kong are still impacted by Covid-19 which has a dampening effect on growth. Also some of the traditional strong cosmopolitan office markets especially in the US are seeing post-Covid-19 effects where office usage levels are far from prior levels and office occupiers are reconsidering their space requirements. On top of this ESG matters and the decarbonization demand play a greater and greater role for occupiers and hence requirements for upgrading of existing space. All these external factors influence the pricing of real estate and reduced liquidity makes it more difficult for valuers to determine fair value. The increase in base interest rates margin pressure and reduced leverage levels have also had or are expected to impact real estate valuations which can only partly be off-set by rental inflation. That said the consequences vary very much by sector project type and location of the specific assets. For PMM Global IV the results for the financial year have been satisfactory in light of the above uncertainties. The year has been driven by a number of realisations across the globe and especially within multifamily investments. Investors have been searching for assets with stabilized income profiles which PMM Global IV have been able to deliver in countries like the US Ireland Spain and Japan. On the back of these attractive sales at or above existing book values the Distribution to Paid-In (DPI) has increased from 0. 68x at the end of the last financial year to now 0. 97x. The equity multiple for the Fund overall has increased from 1. 35x to 1. 43x. Disclosure requirements in respect of section 61 (3) of the Danish FAIF ActWe can inform that during the financial year there have been no changes to the disclosures regarding sections 62 64 and 65. The disclosures are included in the quarterly investor reports as well as the subscription documentation for the Fund. The requested disclosure of total remuneration paid to the management of PATRIZIA Global Partners A/S can be found in the annual report of PATRIZIA Global Partners A/S which can be found at www. erhvervsstyrelsen. dk. The disclosures are given on manager level and are neither allocated nor shown per individually managed fund.
